We set up a master account, link each managed property as a sub-account, and bill the way you need: per-property charge-back, regional roll-up, or owner-level summary. For turnover and eviction work, the standing arrangement is: one call (or text, or portal request) gets a container on the property within the same day, work order tagged to the unit, photos of the load on dispatch's phone. Same-day pickup. Invoice rolled into the monthly per-property summary. For HOAs and master-planned communities, we already know which boards require advance notice, which prefer overnight staging, and which have specific vendor uniform/cleanliness rules. How do you handle billing across a portfolio?
Master account with property sub-accounts. Each invoice is tagged to the property and (optional) work order or unit number. We bill in the format your accounting system expects.
Can you work with HOAs that require vendor approval?
Yes. Tell us the HOA name and we'll handle the submittal — most Houston-area HOAs we're already approved with. New ones take 24–72 hours.
What's the smallest portfolio you'll set up an account for?
5 properties is our typical floor for a portfolio account. Below that we just bill per-job. No account minimums.
Do you take photos for our records?
Yes. Every drop and pickup has a timestamped photo logged. Useful for chargebacks, insurance claims, and resident disputes. Photos are accessible via email or the dispatch portal.
